As a Miami real estate agent, you might be noticing a growing trend in the housing market — an increasing number of sellers choosing pre-listing and pre-sale home inspections.
Seller inspections (sometimes referred to as pre-listing inspections) are becoming more popular because they eliminate the pitfalls that can sometimes come with waiting to do the home inspection until a buyer is found.
When the inspection is done pre-listing or pre-sale, all the cards are on the table, so to speak.
A pre-listing home inspection, as you likely know, is essentially a comprehensive inspection paid for by the seller before even listing a property. A certified inspector puts together a professional electronic report complete with full photographic coverage when doing a pre-listing inspection. It details the mechanics, the exterior and interior of a property including thermal imaging, and identifies major shut offs.

Please join us as we welcome our newest Franchisees; Sherril and Scott Munroe from White Rock, British Columbia.
For a long time, Scott has been known as the 'Trouble-Shooter' in the retail grocery industry. When they had a challenging store to bring to profitability, they would fist call on Scott to go in and solve the problems.
Sherril will support Scott in his new franchise using her 20 years of experience in running her hair dressing business in Surrey & White Rock.

As many people have discovered, owning and operating a franchise business is both rewarding and lucrative. It represents a chance to follow one's own hours; to run a successful business in a field about which you are passionate; and to earn a decent living.
Recent news from a fast growing franchise perfectly illustrates the above. A Buyer's Choice Home Inspections franchise brought a new franchisee into the fold, enabling him to go into business for himself. David Williams of A Buyer's Choice is delighted to welcome his latest franchisee, Malcolm Kehr to the business. Kehr had found A Buyer's Choice Home Inspections on the BeTheBoss.ca website.
Kehr has already made his mark. Williams explains that his franchise chose Kehr because of his extensive experience and technical knowledge gained through working in property maintenance. Kehr's previous involvement in wall finishing and stucco contracting for more than 20 years matches A Buyer's Choice Home Inspections' mission. Each branch of this franchise markets their own outlet and works with customers to complete home inspections.
Your Springtime Home Maintenance Checklist
By BETH BRAVERMAN, The Fiscal Times
As the snow finally melts, homeowners in many parts of the country are warily welcoming spring and starting to assess of the damage wrought by one of the worst winters in recent history.
“You’ll want to make sure the entire house is still weather-proofed and take care of any issues that you find now,” says Steve Howland, owner of A Buyer’s Choice Home Inspections in Northern Colorado. “You want to be ready for summer, and there’s another winter right around the corner after that.”
A Buyer's Choice Home Inspections (ABCHI) is a franchise business meeting the huge demand for home inspections. The company is rapidly expanding throughout the United States, Canada and worldwide. Currently, there are more than 130 franchises across Canada, 30-plus in the United States, and dozens more Internationally.
ABCHI offers franchise investors a turnkey operation. The company estimates that, by following the ABCHI business model, a franchisee can earn a healthy living working less than eight hours a day. The franchise investment includes training, marketing tools, and ongoing support from the home office. The company's main headquarters and professional training facility are in Pompano Beach, Florida.
Edmonton Realtors Community Foundation
Dear ABCHI family,
I'm proud to say that our regional team is giving thousands of dollars to local Edmonton charities in need.
Just this past week, I had the oportunity to participate in a very touching event alongside the Edmonton REALTORS Community Foundation. Working with executive director Jill Didlow (she is with me in the photo below), our home inspection community helped members of the Edmonton real estate community raise hundreds of thousands of dollars for some 40 local charities.
This is the kind of spirit I'm excited to be helping to foster within our region and across all of A Buyer's Choice. We are family men and women who value the work that meaningful charities do in our communities. We aim to run a business that is both profitable and philanthropic. I thank all of you who are doing so much in your local communities and I encourage you to continue doing more in the name of good works.
As owner of A Buyer's Choice Home Inspections here in Surrey, I know that the simplest efforts can sometimes make the biggest impact and there are dangers that can come if routine maintenance checks are not made around your home.
As spring approaches and the summer season is just around the corner, now is a great time to check some important places in your home.
The difference between spending a couple of minutes inspecting around the house, apartment or yard, compared to not spending the time, can be tens of thousands of dollars.
